What you're actually paying for
Here's the standard package a 6% listing agent sells — and the reason most of it doesn't require paying a full commission.
Most homes aren't sold by the listing agent — they're found in the MLS by a cooperating agent from another office. The MLS is the tool that matters. You don't need to pay 6% for access to it.
Services & fees
I have 24/7 access to the MLS and list your property directly — plus the optional extras below. You still choose the buyer's-agent commission, typically 2–3%, and you keep the rest.

The math, spelled out
Your listing goes into the MLS exactly like one from a full-price agent — same exposure, same reach. You still decide whether, and how much, to pay a buyer's agent.

Beyond the listing
Listing with me isn't the end of the service. As a licensed broker I can step in wherever you want support, without the full 6% price tag.
OFFERS & ESCROW
Reviewing your buyer's offer, preparing counteroffers, drafting a contract if the buyer has no agent, and providing the standard California disclosure forms — plus referrals to escrow, title, pest control, inspection, and home-warranty companies.
BUYING NEXT?
I'll rebate up to 33% of my commission on your next home if you find it yourself in any California MLS listing and I represent you as buyer's broker.
FINANCING
As a licensed Home Loan Mortgage Broker and member of the San Diego Association of Realtors and Southern California MLS, I help secure competitive rates with no or low fees.
